Chairman Richard M Milanovich Memorial Bridge

The Chairman Richard Milanovich Memorial Bridge recently opened in South Palm Springs.  This new connection now allows motorists, cyclists, and pedestrians a new, easier way to get through Palm Springs. The route also offers stunning views.  One can now travel from the neighborhoods of Old Las Palmas, Vista Las Palmas, & Tennis Club to neighborhoods on the South end such as The Mesa, Warm Sands, Tahquitz River Estates, Deepwell, and Los Compadres without taking Palm Canyon Dr.  Those in Warm Sands can now bike easily from home to the Canyons on S Palm Canyon or to downtown PS without riding on busy roads.

When you're in town next, check out the new bridge and roadway (Belardo).

Stark+Kent Gallery

Palm Springs has a new art gallery located downtown at 192 S Palm Canyon Dr.  Stark+Kent Gallery  recently opened, representing several artists from across North America.  Their grand opening is Oct 27. Check out their website at the link above, or, better yet, stop in and see some art.

There were 75 sales single family home sales in August '12:

Low sales price: $75K
High sales price: $1,850,000.

Median sales price: $380K              Aug '11 median sales price: $339,250

Avg price per sq ft: $207.18

There were 88 condo sales in August '12:

Low sales price: $27,970.
High sales price: $650K

Median sales price: $146K               Aug '11 median sales price: $120K

Avg. price per sq ft: $124.90.

"Bumping along the Bottom" and A Good Time to Buy or Sell

Here's an interesting article from the Wall Street Journal.  Read it HERE for a good perspective on the current market.  We all know that real estate is local.  I think it's too soon to make a similar assessment about the Palm Springs real estate market, especially over the long term.  We are seeing price increases and a low inventory of homes for sale.  If our low inventory remains, I think it's safe to look for continued price increases.  Buyers who see value in a home are snapping them up fast.  Those listings that aren't perceived as good value stay on the market, even with the low inventory.  It can be challenging for buyers and sellers!
