Protected/permissive left turns
I've seen a much better system in place in Idaho. I've talked about it before, and think it works great. Essentially, left turn signals go from red, to green (arrow) to blinking yellow. Traffic is allowed to continue to turn left on a blinking yellow arrow, so long as it's safe to do so. At really busy intersections, the protected green arrow is longer, with the blinking yellow (proceed with caution) on a shorter cycle. Some major intersections don't allow the blinking yellow, proceed with caution turn, while other intersections don't offer a protected green arrow.

Parking on the lawn in Houston
I know that Palm Springs and Cathedral City have codes against parking on the lawn and paving over your lawn for parking. I believe, too, that code says your front lawn must be landscaped in some fashion. I think these are good codes to have. It's not about rich or poor, it's about quality of life. Everyone deserves to have "public" spaces that are pleasing to look at and to experience. Our front yards, in essense, are public spaces. While they are private property and belong to the homeowner to do "what he or she wants to do with the property", there are certain societal restrictions or acceptances to what someone may do with or in their front lawns. One can think of a number of things to do in their front lawn that wouldn't be accepted or allowed by society. These "restrictions" are for the common good of the community. I think any city or community that values it public spaces and the quality of life for its citizens will make it a priority to enact and enforce codes that resrict where cars may or may not be parked and that call for some sort of landscaping in areas that are visable to public.

Aqua Running in Palm Springs
I used to run cross country in high school (many, many years ago) and with a "bum" ankle for several years, I've never been able to run for very long before my ankle would give out. So far, aqua running seems to be working ok for me. The experience is amazingly similar to land running. I must admit that it's a little more boring, since I'm stuck in the deep end of the pool, going in circles. I do have the beautiful mountians and palm trees to enjoy while I'm "running, though. I'm still working on form. If anyone has any suggestions as to perfect form, I'd be interested in hearing from you.
I'm looking forward to getting in "athlete's" shape again. Wish me luck!

Energy Matters
The first invloves Southern California Edison's hope to convert to "smart meters". The plan is controversial because of costs, which obviously would be passed along to consumers. In the long term , SCE argues, the devices will pay for themselves by reducing energy consumption by residential users and operating costs for SCE. One of the best, immediate benefits that I saw was the fact that the smart meters don't require humans to drive to the location to read the meter. It's all done electronically. This will mean huge savings from reduced gas consumption and fewer carbon emissions. Of course, we'll need to find new employment for all the former meter readers! I support the new meters and would volunteer to have one installed at my home.
The second article was a story on solar power in Germany. While Germany doesn't have nearly the sunshine that the American west does, they currently get 3% of their energy from the sun. They expect that number to increase greatly over the next several years. 13% of Germans' power comes from renewable sources. 55% of the world's photvotaic power is generated on solar panels installed in Germany.
Solar is so popular in this often overcast country because of goverment incentives and German's enthusiasm in accepting new technology. The goverment, on its part, makes it quite attractive financially for people to install photovotaic panels on their roofs. There is a "feed-in tarrif" that requires all power companies to pay anyone who generates power fron the sun, wind or from hydo 49 cents per kilowatt hour. There is a huge incentive to invest in renewable power sources.
I imagine that this country would see a huge investment in solar power if our goverment were as progressive as Germany's. Perhaps we can do it on a state level?

Solar Power in California
The system is Solar thermal energy. It's different from the photovoltaic panels that individuals and government agencies put on rooftops. Read the entire story at USA Today.
This is a huge step forward in our adoption of solar power. If 9 sq miles can produce enough clean solar power to power 400,000. homes, just imagine 100s of sq miles of solar mirrors in our Southwest deserts and midwest plains. Solar mines. Solar farms.
Closer to home, imagine if every new bigbox shopping center were required, or at least incented, to install photovoltaic panels to provide the majority of their power needs. Perhaps there would be enough to feed back into the grid to reduce our communities' power consumption. We live in an ideal climate to produce solar power.
Of course, individuals can do their part, as well, by installing photovoltaic panels on their rooftops. The State and Federal Governments still provide financial incentives to do so. Energy prices will likely not go down in the future. Using solar power is really an "insurance policy" against high energy costs in the future. Personally, I'm still trying to figure out how to get panels on my home. I do plan on making the investment in the near future.

Housing Inventory Up. Sales Down. Foreclosures Up
What does this mean for sellers and real estate agents? Sellers, if they indeed want to sell, must be realistic and price their home accordingly. We are in a "buyer's market". Real Estate agents must do a better job explaining professionally to potential sellers that price is key.
Even in the "bad" market, people are going to buy and sell real estate. Buyers are there for homes priced well. Realistic sellers are going to sell. Resonably priced homes are selling.
What can sellers do to sell in a reasonable time and with as little stress as possible? Price their homes competitively, create curb appeal, make your home as accessible as possible for showings and keep it clean.

Will these two "upscale" grocery stores located on Palm Canyon Dr. positively affect the values of the local neighborhood? The western section of Los Compadres (single family homes), and several condo developments (Saddle Rock Gardens, Saddle Rock Estates, The Versailles, The Biltmore) all stand to gain value, I believe, with their proximity to these "up scale" grocers. It could only be bettter if one were a Whole Foods.
As more boomers move to the desert, they are demading "higher end" shopping options. And many of them want to be close to those shopping amenities.
I think it won't be long before local real estate agents are pointing out the great location that Los Compadres and area neighborhoods have to these two sought-after stores

Real Estate: location, location, location
I thought to myself, it's all about location, location, location. Escena, while I'm sure it's going to be a lovely community, is located in a less desirable location. 2193 Amarillo Way, on the other hand, is located in the desirable south end of Palm Springs, close to shopping, dining and other amenities. Plus, this 1974 house is well-built and sits on an oversized 13,000 + square foot lot and offers gorgeous mountian views. A new Escena house is going to have a small lot and will always be in a less sought-after area.
Of course, every buyer is different. They want different amenities, neighborhood "feel", etc. But location, is always going to be the ultimate deciding factor in a home's value.

Lady Bird Johnson
Today, and after her death, I don't think that way at all. I wish really that I had never shared my thoughts with friends, family and loved ones.
I respect her goal of beautifying America and maintaining regionalism in landscape and architecture. I only wish that she had been more successful, or that someone with as much clarity and influence would take up her cause today.
I've visited the Lady Bird Wild Flower Center in Southwest Austin; it's beautiful and remains true to the Central Texas landscape. I'll make certain that I visit again on my next trip to Austin, later this summer.
Though I understand that Lady Bird didn't like to be called an "environmentalist", I think she was one, certainly not radical or unyielding to the realities of times, but an environmentalist all the same. I think she liked her landscape, natural and built, to be pretty, to be pleasant to senses.
I think I share her type of environmentalism. While I'm concerned about how pollution affects our physical health, In my gut, I hate pollution because it's ugly. Clear , blue skies, crisp mountain views are what I want. I actually like development, but I want it to be pleasing architecturally and environmentally; I want the landscape to be beautiful.
