Russell, are you sure this is the 'activity for 5/27/09 - 5/31/09'??? It seems hard to believe that so much has entered escrow and so many sales have closed in such a short span. Amazing!
So is this a market bottom? Is this a 'false bottom'? Many are afraid to call a market bottom for fear of being wrong and losing money on an investment, but I think that real~estate must not be viewed as a short term investment, but rather a long term one.
If Palm Springs has plenty of things it's 'bottoms', I just wish I knew a real bottom from the mock. :P
I keep reading about 'shadow inventory' and how banks are holding back REOs for fear of flooding the market. But, to paraphrase Merryl Streep in 'Death Becomes Her', 'NOW, a warning'???!!! The time to sell all the foreclosures would appear to be now, when interest rates are low and the government is doling out 8K for first time buyers and California is adding to that fund by tossing in an extra 10K for buyers of NEW construction. It would seem unlikely to me that banks would withhold inventory when they can just dump it out there and just be done with it.
Does the 'shadow inventory' even exist?
