12 houses in escrow in the last week! And 10 sales in that same time period! If this does not look like a market that is picking up speed I don't know what is~~~there is a definite trend and it's that savvy buyers and investors are beginning to take advantage of the market. Interest rates are down at record lows and with incentives both federal and local, fence sitters are jumping into the buying pool. I know that prices will continue to drop in the state, but I believe that we are seeing a bottom here in the Coachella valley. Los Angeles and San Francisco were last holdouts with price drops and buyers there are not buying like they are here: buyers see the bargains HERE and they are acting on them. In LA and SF it's still cheaper to rent than it is to buy, but out here many houses are as cheap or even cheaper than it would cost to rent.

I am a firm believer that the previous bubble market was a terrible time to buy. My partner and I remained renters just because we believed that prices would come down~~~and here they are. Down, down down. Will prices continue to fall in the Palm Springs area? Who knows? But if you find a bargain you can afford and if the house appeals to you as a place to live/vacation why not take advantage of the savings now and throughout the summer? I have an inkling that prices will begin to creep up come fall.

the place on Mesquite looks beautiful. Price seems pretty good. Is it a foreclosure or short sale. did anyone ever see the other place for $699,000. saw it is contingent. curious how they compare.

Don't know if it's a foreclosure and it doesn't look like one, but it's definitely worth a look if you're in the market. I saw it Saturday and was very impressed. It has great bathrooms.

It's not a foreclosure, but it's a very good price. Supposedly the owner is taking a pretty big hit on it. There's an agent's open house today, so I'm going to try to make it by and take a look. I'll report back any new information I find out for those interested.

Just saw a board presentation on the home at 1070 Mesquite. It's an amazing property, totally re-done, great price. If you're in the market have Russell give you the tour. It's definitely worth your time to take a look. If that's not the one for you, there's also few nice properties in Deepwell you should look at at the same time. Hope everyone's having a good week.
