8/8: 1356 S Bervely Dr., Los Compadres, 4/2.5, 2286sf, $470,000. ($495,000.)
1671 San Lucas was a bank owned property, sold for over asking price in just 12 days. Last sold in March '07 for $815,000. Any comments? Post them here.

Did you ever see that home? Was it remodeled? From the looks of it, it seems to have had a large addition built on to it at some point.
Amazing that it fell 300k in just a few years.
Yes, I saw it when it was listed previously. It had recently been remodeled, quite nicely, actually. The house is a little "heavy" on bedrooms, and "light" on living space. But, that certainly works for many people. It's a nice house. I saw today that the new owner is having the landscape done....it had become quite unkept.
Are you sure that previous sale price of over 800,000 wasn't the bank pay-off or buy-out? That seems like a lot for that house, even in a better market.
Absolutely sure it sold for $815,000. on 3/20/07. It was originally listed (previous listing) with my office for $789,900. The buyer who bought for $815K and defaulted obviously payed too much, way too much. I also recall that not long after she closed escrow, she was trying to sell a "fractional share" for $125,000, which she was not successful at doing. I wish the new owner all the best in their new home!
