AB 811 is California law



Assembly Bill 811 is now California law. The Desert Sun ran an article today. Read the article HERE.


AB 811 allows municipalities to provide low-cost loans to homeowners for the express purpose of installing solar panels and/or purchasing/installing an energy efficient A/C, windows, etc. The loan gets placed on the property's tax roll as an assessment. The loan is paid off over a 20 to 30 year period and can be paid off early if desired. If a homeowner decides to sell their home during the repayment period, the assessment can be paid off at transfer, or the new owner can assume the assessment.


I think this is a great law that, hopefully, will result in more solar panels on top of desert homes. I believe, too, that those homes with solar panels will be attractive to future buyers and will likely bring higher sales prices. I look forward to negotiating the sale of a home that has a "solar assessment" attached to it!

Port Lawrence in Palm Springs




Today's Desert Sun (see the article HERE) has a story about the status of Port Lawrence. As you may know, Port Lawrence is a mixed use developent planned for downtown Palm Springs at the corner of Alejo, between Palm Canyon and Indian Canyon. You also may know that this huge empty parcel of land has been fenced-off since the City allowed demolition in June 2006 of the (previous) structures, some of which had successful retail stores operating from them. I wholeheartedly support the new development and hope that it is completed, but I did not support the city's approval to demolish the previous buildings before they had a better idea about how long it was going to take the developer to move forward (see photos above). I imagine the city would tell you today, two years later, that they had no idea it would take this long. I think it's a must, going forward, that the city place time restrictions for completion for developers' projects. In this case it's tragic that the city allowed demolition of almost an entire block back in 2006. Today's paper tells us we can't expect to see a finished product until 2010 or 2011. At this point, with construction crews no where in sight, we can't even be certain that we won't have a huge parcel of vacant land in our downtown for many years to come. Let's hope that we see some positive activity there soon!

Smoke Tree Commons




I've written quite a bit about the new shopping center going in near my house. Smoke Tree Commons is located on East Palm Canyon at Barona (Farrell).
Overall, I'm excited about having shopping within easy walking distance of my house and hundreeds of others. I hope I'm not the only one planning on walking to the bank, drugstore and grocery store. I mostly like the landscaping and layout of the center. What I don't like, and what I have shown in one of the photos, is the fact that the developer (with the city's allowance) tunrned the shopping center's back to Palm Canyon in one prominate area. They did better than many other shopping centers (The Springs at Vista Chino/Gene Autry for one), but why did the developer have to put an ugly side to Palm Canyon? Why not turn those service doors to the side parking lot? Is the parking lot more "important" than Palm Canyon?
On a positive note, I love the new landscaped median on Palm Canyon. I would have liked to have seen medians go in along Sunrise when the utility lines were buried recently. Can't you envision Sunrise with a landscaped median?

I read through Curbed LA that Linen 'N Things is expected to file for bankruptcy. Read the story here. If this is indeed true, what does this mean for their plans for their new store at Smoke Tree Commons, our new "neighborhood" shopping center?

I hope it means that something else will take its place. Perhaps a bookstore such as Borders or Barnes and Noble? I would much prefer a bookstore over Linens 'N Things. Would you?

Quality of Life & Reducing your Carbon Footprint

These two stories at NPR (Atlanta Family slashes carbon footprint and Life in the Burbs.... ) focus on Atlanta and why people make the choices to live where they do. One family chooses the suburbs with a big home and yard and a long commute. The other, chooses to live in an urban setting in a smaller space and with a minimal commute.

The suburban family has a big carbon footprint. The urban family, a small one. Neither of these families, like the majority of American families, chose to live where they do based on a "carbon footprint" they wish to have. They chose it because of their perceived notion of "quality of life".

My quality of life standards mesh with the family who chose the urban setting. While I chose to move to Palm Springs (a smallish community with little traffic and really no commute) from a suburban setting in the Bay Area with a hellish commute, I accomplished, I think, the same thing, except the reduced carbon footprint. I value my quality of life here. I love that I don't have to drive far to work. Of course, as a Realtor, I work all over, but I do try to keep my business local. I love that shopping is close by, that I can walk if I like to the grocery store, the drug store, the bank, the cleaners, the pet store, to restaurants, etc. My neighborhood (Los Compadres) is suburban in design, but is within walking and biking distance of so many things.

Sadly, our carbon footprint in the desert is high. Most people, including me, drive every day, everywhere they go. Luckily, it's not for great distances or in bumper to bumper idling traffic! On top of our driving culture, we have huge energy consumption mainly from air conditioning.

However, because Palm Springs is small, our suburban design and layout isn't so bad as the bedroom communities that spread out from America's large cities, where residents are forced to drive long distances to work, and spend hours each week in their cars. This is why I think there are more and more of us living in Palm Springs from places like San Francisco, Los Angeles, Seattle......

My goal, and hopefully that of our civic leaders, is to reduce our carbon footprint to maintain and improve this quality of life that so many of us enjoy. We should build and redesign to encourage more walking and biking, we should demand more solar power production on our rooftops, both residential and commercial, we should build more densly, but in a way that honors our past and protects our majestic mountian views, we should embrace our natural and cultural landscape by building and planting with materials that "belong", that give us a sense of place.

If we do these things, and even more, we can avoid becoming an endless sprawl or a place of dense developments and shopping centers. We can continue to grow and prosper and be a place that many will consider a great place to live and work, a place with a great quality of life...and a reduced carbon footprint.

"Spare" landscapes around Mordernist Palm Springs Homes




Ann Japenga writes in today's Los Angeles Times that she doesn't quite care for the trend of homeowners in Palm Springs bringing modern design to the outdoors. In her article, which I liked a lot, and happen to agree with her on many fronts, she talks about owners of modernist homes ripping out mature landscapes and replacing them with landscapes that are sparer than the natural desert itself. In doing so, she adds, they are destroying habitat for birds, lizards, owls, etc.




I love and appreciate desert landscaping. I have many cacti and succulents in my garden, both front and back. However, my cactus garden is "lush", with a combination of textures and colors. I also have not stuck only with cacti, but have added other plants that offer more color and greenery. My desert garden is not spare by any means.




I think it's possible to design a "modern" landscape without it being spare. Obviously, not all plant materials will work, but just because it's cactus or an ornamental grass, doesn't mean they have to be presented in a sparse fashion or design.

Marketing your property for sale



I've noticed lately that some agents are starting to use lower quality marketing materials when they take new listings. A prime example is the property sheet that a majority of agents put outside next to the for sale sign. More and more are showing up in black and white, when in the past it was rare to see an agent not use full color. I will always use full color property statements for all my listings! Which one do you think looks the best?


I have not lowered my quality of marketing materials. In fact, I've increased my marketing budget; I'm now have property websites designed for my listings, along with professional photography. I also advertise each week in The Desert Sun in color and take out a full page full color ad in Lifestyle Properties magazine each month.


So, when considering listing your home for sale, it's really wise, especially in this "buyer's market" to select an agent who will advertise your property wisely and in a professional manner. Good photos and presentation can make a difference!

As suspected, most neighborhoods saw a decline in median sales price in '07 from '06. There were a couple of exceptions (Las Palmas and Deepwell).

One of the biggest declines from '06 to '07, not surprisingly, was Mountain Gate in North Palm Springs.
